The Building Safety Act 2022 introduced new specific requirements for High Rise Buildings. These involve structural safety measures and fire safety regulations, and an overview of the responsible persons required to oversee that the legislation is implemented.

In order to comply with legislation, you must first know which category your building falls into. The majority of property managers would not know the exact height of their buildings, and this is an issue because determining whether the building is a high rise isn’t just about counting stories and making rough calculations.

There are very specific rules when measuring the height of a building. These are:

  • Bottom measurement – lowest ground side of the building
  • Top measurement – top habitable floor level

Very different regulations apply depending on the classification of your building. The line between high-rise and mid-rise is separated by a single millimetre.
